Quad injury – end of 22 year running streak?

I’ve been running for 22 years (2-mile minimum) without missing a day.
I am 37 years old.
I have developed a low-level pain in the lower 2/3rds of both quad muscles.
The pain is primarily experienced when I’m sitting down at work, not while running.
The most effective self-treatment I’ve found is to message the muscles prior to running (on a treadmill at slow speed) and then ice after.
This helps reduce the pain significantly, but not entirely.
I always run in good-quality shoes.
I suspect the best treatment is to stop running and rest the muscles for a month or more. Any other suggestions?

Could you suggest some exercises to strengthen the individual quadricep muscles?
Specifically, those that would prevent the knee pain experienced directly below the knee and on the lateral side.Would partial squats or toe touches performed on a low platform or step strengthen the quads and correct this problem?
    Thank you for your assistance.
