Strange knee pain- can anyone help figure it out?

I’m a runner and have been experiencing knee pain occasionally. I’ve had ITBS before, but this pain is different. it’s a sharp pain that feels like it is located on the lateral side of the knee, just underneath the IT band. there is some point tenderness around the tip of the fibula. the pain doesn’t occur regularly; it usually happens when running up (and sometimes down) a steep incline for a few strides then disappears again for a while, but it also happens when I’m running on flat ground. I never know when it’s going to happen, or what is causing it. I can’t think of any previous injuries that could have contributed… does anyone have any ideas of what could be causing this???
